Grounds: Driveways, sidewalks, walkways, site grading, landscaping and vegetation, fencing, gates, retaining walls, patios, patio covers, and decks

Exterior of House:  Foundation, walls, doors, windows, siding, trim, eaves, fascia, soffits

Roof:  Proper pitch, roofing material, proper installation, chimney, flashing, vents and vent caps, gutters, downspouts

 

Garage:  Firewalls, interior door (fire rating), exterior door, floor, vehicle door, vehicle door opener, vehicle door auto-reverse and electronic sensor, anchor bolts, ventilation, roof framing

Attic:  Framing, ventilation, vent pipes, ducts, electrical conductors, plumbing lines, ventilation

Crawlspace: (if applicable): Foundation walls, footings, posts, beams, joists, subfloor, plumbing, electrical conductors, moisture, HVAC ducts (if applicable), anchor bolts, venting, shear walls

Interior:  Floors, walls, ceilings, doors, windows, smoke detectors, ceiling fans, stairs, handrails, bars, closets, cabinets etc.

Heating & Cooling (HVAC):  Flame pattern, ducts, vent, filters, compressors, temperature differential (difference between the temperatures at registers and return vent), condensation lines

Water Heater:  Capacity, fuel type, condition, venting, combustion chamber and flame pattern, seismic straps, TPR valve, TPR overflow line, enclosure, water shut-off valve, gas valve

Plumbing: Main line (size, material, water pressure), waste line materials and condition, supply line materials and condition, plumbing fixtures (sinks, toilets, bath tubs, showers, drains)

Electrical System:  Service conductors, main panel (rating, main breaker, bonding, grounding, conductor materials, breaker conditions, proper installation), receptacles (GFCI, AFCI), switches, lights, junction boxes

Appliances: Microwave oven (built-in), exhaust fans, dishwasher, garbage disposal, stove/oven
